Why savings planning needs more than a down-payment number

For example, 20% down on a $400,000 home is $80,000 before closing costs, prepaid expenses, or reserves. The cash needed at closing is transaction-specific; a lender's Loan Estimate is the right document for reviewing actual loan terms and estimated costs. A planning calculator can help you explore the savings path before you receive that estimate.

You are still building your purchase fund

Start with a savings target that includes closing costs and any reserve you intend to keep. Then compare a fixed target date with a monthly amount that fits your budget.
